The Garden Room is the smallest of our self-catering cottages and occupies the south end ground floor of the building. This very light apartment offers either a super-king bed or alternatively 2 single beds ,with a luxury en-suite shower room. This self-catering accommodation features an open plan kitchen/lounge/dining area, to seat 4. The Garden Room offers a well-equipped modern kitchen, smart television with DVD player, CD Radio, free Wi-Fi, large sofa with integrated double sofa bed and a wood-burning stove. A set of double glazed patio doors lead out onto a small garden and decking area with garden furniture, ideal for outside eating, weather permitting.

"Great"
I have recently got myself a puppy and wanted a place that was safe for her. This was just that, she absolutely loved the large garden and playing ball with Jo,s son. The cottage was exactly as it looks on the internet and felt like home from home, well laid out and has everything you would need, we were meet by Jo and had help bringing our belongings into the cottage not a mean feat as we had a car full. We had a lovely relaxing break and the local pub in Oving called The Gribble Inn is well worth a visit or two. We look forward to staying here again.
"Beautiful, clean place to stay"
We have just returned from a bank holiday weekend at the Garden Room. It is exceptionally clean with high quality kitchen, bathroom and bed/bedding (loved the bed!) Lovely location. Quiet and rural, but easy drive to Chichester, The Witterings etc. We took our little dog, which was no problem for the owners. Jo and staff were very pleasant and helpful. There's lots to see and do in the area, and will return, probably to walk in the South Downs next time when a little cooler!

Arrived from the cross channel ferry to our lovely cottage. It was beautifully fitted out, scrupulously clean and most welcoming. We were there off and on throughout Christmas, it was a wonderful warm base. We will definitely book again.

We had a great stay in The Garden apartment. Due to storm damage we also got to stay in The Lodge. Thank you to Jo and Steve for sorting things out so quickly. The standard of accommodation is extremely high. The beds and pillows were very comfortable and lovely spacious bathrooms. We have stayed in many self-catering places and this is up there with the best. A great group of cottage's, would highly recommend and hope to visit again in the future.
"Delightful cottage"
We chose Flintstone Cottages as my daughter was getting married at Upwaltham Barns nearby. We booked both the Lodge and the Garden Room (see separate review). They were both lovely properties, spotlessly clean and well equipped. The Garden Room is charming - a really comfortable space for a couple - or, in our case for a couple plus one on a sofa bed. It has beautiful views. It's quiet and off the beaten track, but with a petrol station and shop within a few minutes' drive. The owner was very helpful throughout the booking process and during the stay.
"Wonderful"
Just had a fantastic weeks stay in the Garden Room at Flintstone Cottages. We wanted a quiet relaxing holiday with a good standard of accommodation and that is exactly what we got. I really did not want to leave. It has everything you could possibly need in the way of equipment and it is spotlessly clean and very comfortable, especially the super king size bed. We had our meals on the terrace overlooking the grounds and it was so peaceful, apart from the trains but they pass by very quickly. I recommend it with no hesitation.

Had a relaxing week in the Garden room. Everything was excellent. Everything you could possibly need. Wonderful walk in power shower and huge comfy bed. Clean, comfortable and quiet. I completely recommend a stay here.
"What a brilliant place to stay"
We stayed for a couple of nights in the Garden Room and really enjoyed our visit. The owners are very friendly and helpful, the accommodation is clean and very quiet. It was a fantastic place to spend a peaceful couple of days. It's perfectly placed to get to Chichester, the beautiful South Downs, and any of the Motorsport/horse events at Goodwood. We would recommend Flintstone Cottages to anyone

I spent nearly 2 weeks in the Garden Room while on business in the area and have nothing but praise for the apartment. It provided all the amenities I could have asked for, was warm and comfortable with easy access to Chichester. A delightful place to return to after a hard days at work. I would have no hesitation in recommending this apartment for either business or leisure.
"A very modern, bright apartment, well equipped with high quality products"
The Garden Room is an ideal apartment for couples. It is furnished to a high standard with very modern fixtures and fittings and everything was beautifully clean on our arrival. The kitchen was well equipped with plenty of high quality utensils & appliances, including a dishwasher, which made self catering a pleasure! A washing machine is a bonus for longer stays. The bed is very large and the comfort was enhanced by a luxurious mattress topper. Some of our previous holidays have been marred by a useless shower, but that wasn't the case here! The shower enclosure was plenty big enough with the choice of a fixed "rain shower" head or hand held shower attachment which were both powerful. The two sets of patio doors in the lounge/kitchen area let in plenty of light and there is a pleasant view of grass and trees. A large decking area would be lovely to use for stays in warmer weather! The train line is at the end of the garden and although you can hear the trains from in the property, we didn't find it a nuisance. Flintstone Cottages are in a secluded rural setting but Chichester is only a short distance away by car. Lots of thought and attention to detail has gone into this property, and we highly recommend it for couples looking for modern, compact, high quality self catering holiday accommodation.
"Excellent accommodation"
We sent a week visiting family stayed n the Garden Apartment- we had everything we needed and more and whilst a little small for a family with 2 children we opted for this apartment so we had deck and access to the outside space. We all loved staying here an will again on our next trip over. if you have a little one who loves trains then this is a must - no noise disturbance but infrequent. Thanks Jo for creating such wonderful thought out apartments.
"Amazing Cottages - We rented them all for Wedding party"
My wedding party stayed at Flintstone Cottages in July 2015 The Cottages are immaculate and furnished well and the beds are really comfy! The Cottages are great if you have a large group because you are all together but in your individual cottages so you have so much space. The cottages are are spacious so we used the large cottage to set up our make up and hen stations for when we got ready. The Cottages are easy to find and just perfect really. I hope to go back again with friends for a weekend! The owners are lovely and so helpful. Perfect place for a large wedding party!
"Brilliant"
Could not praise this cottage enough. Had all the facilities it needed and more but was a really comfortable place to stay in a wonderful location. I found that Chichester was not far away to be able to pop into it easily enough. Jo the proprietor was really brilliant before we arrived in ensuring that everything was organised and I appreciated the communication enormously. I was returning to the UK for a short period of time and she never seemed to mind the constant emails checking things out that I needed. So if you want somewhere to stay that is really comfortable with a few extra comforts in a great location, with a great proprietor then come and stay at Flintstone Farmhouse cottages - the Garden Room, where we stayed was brilliant for the two of us
"Great apartment, ideal location."
I stayed in the Garden Room apartment last weekend whilst attending an event at Goodwood - for which it is ideally located, being an easy 10 minute or so drive to the car parks there. The apartment was very well presented and equipped, spotlessly clean and just as described. It was a cold weekend but the heating was very efficient and easily controllable, keeping the rooms nice and warm. Made very welcome by Jo; I can highly recommend a stay at Flintstone Cottages - would gladly use them again when in the area.

"Fantastic Accommodation, Lovely Central Location, Friendly Helpful Owner"
We stayed in the Garden Room at Flintstone Cottages for three nights whilst visiting the Chichester area to attend a friend’s wedding reception and to visit friends in Portsmouth. The Garden Room was absolutely beautiful and very well equip, Jo was very friendly and helpful both whilst booking the accommodation and during our stay. We couldn't fault the accommodation or service. Although we had fantastic weather during our stay, the room was equip with Free Sat and a DVD player as well as a complete kitchen and would have been just as pleasurable had the weather not been as good. From the cottage we visited Chichester, Bognor Regis, Angmering and Portsmouth and found the cottage was centrally located for all of these places. We are hoping to make a return visit to Flintstone Cottages in the future, possibly even taking family or friends with us and renting one of the other larger cottages or of cause returning to the Garden Room and keeping our find to ourselves!!!

Beautiful place, down a beaten track. The owner is very attentive and helpful. Quality and cleanliness of place is outstanding. We travelled with 2 young children and they especially loved the garden. Close to local tourist attractions. Would stay again.
"great location on south coast"
We had a wonderful stay at the "Garden Room" for 5 nights at the end of August/September. Lovely brand new property, very clean, compact and includes outdoor patio with table/chairs situated to benefit from morning to evening sunshine which we enjoyed. The property is only 3 miles from Barnham station where regular trains run to London, Brighton, and Portsmouth and beyond. We would recommend a stay at Flintstone Cottages - the owners are very helpful.
"Stylish and comfortable accommodation in delightful setting"
This is a rare find. The garden room has everything one could want in self-catering accommodation - comfort, top quality fittings and furnishings, stylish shower room and a private terrace for outdoor eating - though this was not possible when we stayed in March! The whole place has been decorated and furnished with considerable thought for visitors and I am sure we will return when in the area.
